Booking with Gites de France?

We're going to Brittany for a week at Easter (last-minute decision) and now need to book a cottage. Gites de France has the most choice left and we've found one we like the look of. But I haven't used Gites de France before and my A level French was 20 years ago and extremely rusty...

I get that you pay the basic fee to the site and then arrange with the owner about linen rental and cleaning and stuff. But when do you actually pay them for that? I skimmed the contract last night when v tired and there was something about paying a returnable deposit on arrival and paying other charges at the end of your stay. But before I book anything, could anyone let me know how it all works in practice?
